If you spent your formative years wanting to be just like Mia Thermopolis, miracles happen. According to the Wall Street Journal, an iconic location from Disney’s The Princess Diaries is now on the market for a royal $8.9 million. Nestled squarely between San Francisco’s Pacific Heights and Cow Hollow neighborhoods, the 6,526-square-foot property served as the high school in the popular, Anne Hathaway film. Just thinking about Grove High School conjures images of the princess protagonist smushing an ice cream cone on mean girl Lana, played by Mandy Moore.

It may not be Genovia, but 2601 Lyon Street is regal in its own right. Built in 1923 by celebrated architect August Headman, the neo-classical Mediterranean structure stands out against the city's Victorian and Queen Anne residences. The property has been renovated over the past 20 years and features an array of amenities like an elevator, a rooftop garden, and several panoramic balconies.

“It's one of those rare jewels that is adjacent to a verdant urban forest, with dramatic views of the forest, as well as views of the San Francisco Bay and the city,” says broker Steven Mavromihalis, who shares the listing with his colleague Jessica Grimes at Compass. “It straddles several wonderful neighborhoods, with many of the finest restaurants, shops, and schools in the immediate vicinity. But perhaps best of all, is the home’s symmetry, balance, and harmony. You can feel it from the moment you first see the home. There is just something magical about it.”
